Local Window Treatment Experience in Lake Ridge
Two houses on the same Lake Ridge street can need completely different quotes, and it isn't a build era problem the way it is in Northridge. Everything here went up between 2000 and 2007. The spread is in the plans: 1,432 sq ft at one end and 3,818 sq ft at the other, three to four bedrooms, two to four bathrooms. That works out to roughly 12 openings on the smallest plans and 28 on the largest. So the first thing we establish in Lake Ridge is which plan you're in, because the neighborhood name predicts the era precisely and predicts the window count not at all.

The era does predict the shapes, and exactly. Brownsburg's single biggest decade of building was 2000 to 2009 at 26.9 percent of all units, a larger share than the 2010s, and Lake Ridge sits inside it. That's the window when two story family room volumes and arched transom heads became standard for production builders across central Indiana, so expect both on the larger plans here. It also means early-2000s framing with shallow returns at the head: tight, but consistent, which is a real advantage over the mixed conditions on the town's older west side. Eighteen to twenty five years of settlement have happened since, enough to matter and not enough to be dramatic.
We have served Lake Ridge homeowners through the full range of window treatment needs, from inspections and repairs to full replacements. Whatever the system, our Brownsburg crew approaches every project with clear communication and respect for your property.
Lake Ridge housing stock: one era, 2.7 times the size range
The town's Lake Ridge page reports ranges from listings current as of 26 July 2024 rather than a platted lot count, so no home count is published and we don't quote one. What is published: a 2000 to 2007 build, homes of 1,432 to 3,818 sq ft with three to four bedrooms and two to four bathrooms, lots of 7,841 to 13,940 sq ft, roughly 0.18 to 0.32 acre, and a location between County Road 700 East and West 56th Street. The builder isn't published. The style is early-2000s production traditional, and the size range implies both ranch and two story product sitting on the same streets.
That range is the whole story for a window schedule. A 1,432 sq ft ranch plan and a 3,818 sq ft two story on adjacent Lake Ridge lots share casing detail, header height and mounting depth, because they were framed within a few years of each other using the same production methods. What they don't share is opening count, ceiling height or the presence of a two story volume. So in Lake Ridge the depth answer usually carries across the neighborhood while the product answer doesn't. That's the reverse of Northridge, where depth varies wildly from house to house and knowing the era tells you almost nothing useful.
What Lake Ridge windows do: same era, wildly different plans
Count varies from about 12 to 28 across the Lake Ridge plans, a bigger spread than an eight year build window suggests. Depth barely varies at all. Early-2000s production framing gives standard shallow returns at the head, so once we've measured one Lake Ridge opening we know roughly what the rest of the house will allow. That matters, because shallow depth is where an inside mount fails quietly. A 2 inch louver blind can need more clearance than the return gives, while a 1 inch slat or a compact roller cassette fits the same opening comfortably and nobody has to look at a headrail standing off the casing.
Shapes follow the era exactly. Two story family room volumes and arched transom heads were standard for this builder class between 2000 and 2007, so the larger Lake Ridge plans carry both. Three point measure the tall volume openings first, because eighteen to twenty five years of settlement shows up most at the top of a two story wall. Exposure is the third factor, and it's a function of the plat rather than the house: the lakes are stocked for fishing and there's large common ground throughout, so a big share of rear elevations face open ground with no neighboring house to break the afternoon sun.
12 to 28 openings on the same street
The Lake Ridge plans run 1,432 to 3,818 sq ft, a 2.7 times spread inside an eight year build, which means a neighbor's quote tells you almost nothing about yours. We write an opening schedule per house with finished width, finished height, mounting depth and square condition. On the smaller ranch plans that schedule often comes in under 15 openings, and that changes both the price and the way the job gets staged.
Shallow returns: consistent, and easy to over promise
Early-2000s Lake Ridge framing gives a shallow but uniform return at the head. That's good news and a trap at once. Good, because a depth reading in one room usually predicts the next. A trap, because shallow depth is exactly where a 2 inch louver blind gets sold as an inside mount and then sits proud of the casing. We take depth at the head of every opening and specify the slat or cassette that actually clears it.
The arched heads and where the hardware goes
Lake Ridge was built 2000 to 2007, the peak of the arched transom in central Indiana production, and most of those heads shouldn't be covered at all. Hardware belongs above the shape, so a rod or an outside mounted headrail set on the wall clears the arch and treats the rectangular opening below it. Where an owner genuinely wants the shape covered, it's a templated fixed shutter panel, which holds the architecture but doesn't operate.
Rear elevations facing open common ground
Lake Ridge lots are small at 7,841 to 13,940 sq ft, but the plat carries stocked fishing lakes and large common areas, so plenty of rear elevations look onto open ground rather than a neighbor's wall. Nothing breaks the afternoon sun on those. Meanwhile the side elevations can sit close enough to the next house that privacy, not glare, is the real complaint. Two different problems in one house, and they take different products.
What we specify in Lake Ridge, and why the small lots change the answer
Lake Ridge asks two questions at once. The rear of the house faces stocked lakes or open common ground and needs solar and darkness control. The sides sit close to the next house on a 7,841 to 13,940 sq ft lot and need privacy without giving up daylight. Products that answer one usually don't answer the other, which is why we specify by elevation here rather than by house. Add the rear patio slider nearly every plan of this era carries, plus the arched heads on the larger plans, and you have four distinct decisions. Nationally, custom treatments run $250 to $2,600 per window, and lead time is 2 to 5 weeks.
Cellular (honeycomb) shades with top down bottom up
Lake Ridge side windows can sit close to the next house on a 7,841 sq ft lot, and top down bottom up is the honest fix: drop the top rail, keep the daylight, lose the sightline. No other lift does that. The cell also holds air at the glass in a climate that runs a 20.9F January average low and an 85.2F July average high. Specify a cordless lift in any child's room, which is the direction ANSI/WCMA A100.1-2022 pushed the category.
Room darkening roller shades with side channels
A Lake Ridge rear bedroom facing open common ground has nothing between the glass and low sun. Understand what an inside mount can't do: Lutron publishes a 3/4 inch per side light gap on its Roller 20/64 plus a standard 1/16 inch per side factory deduction, and light finds that gap at exactly the hour you want the room dark. Side channels or an outside mount with real overlap is the answer, not a wider shade.
Vertical blinds for the rear patio slider
Nearly every 2000 to 2007 Lake Ridge plan carries a rear patio slider, and it's the opening people put off. A vertical stack clears the traffic path and parks off the glass, and the vane rotates for glare without giving up the doorway. Decide the stack side at the measure, because a stack parked over the operating panel is the most common regret on this opening. A panel track does the same work with fewer, wider panels.
Roman shades
On the front elevation of a larger Lake Ridge plan, a flat or relaxed Roman sits under the arched head without competing with it, and it reads softer from the street than a blind does. Know the trade you're making: a Roman stacks, so figure four to eight inches of fabric across the top of the glass when it's fully raised, and add a room darkening liner if that room faces common ground rather than the street.
Lake Ridge streets, the amenity ground and Brownsburg schools
Lake Ridge sits between County Road 700 East and West 56th Street, just west of County Road 900 East on Brownsburg's east edge, which puts residents closer to Raceway Road and the Marion County line than to downtown. Interior street names aren't published in any reachable source: Hendricks County has no public parcel GIS, the town's subdivision pages give bounding roads only, and the community's old site at lake ridge.net no longer serves association content. The landmarks are all inside the plat, from the clubhouse and pool to the stocked fishing lakes and the large common areas. Schools are Brownsburg Community School Corporation, assigned by address, with Brownsburg High School at the top.
