About Branches

Local Window Treatment Experience in Branches

The thirteen year build is the single most important fact about measuring in Branches. Ryan Homes worked the same plan catalog from 2005 through 2018, which spans the 2008 crash and the entire recovery, and the builder's own window specification changed during it. Two houses on the same street can carry the same plan name and still show different opening dimensions, different return depths and a decade of difference in how much they've settled. An early Branches house is sixteen to twenty years old. A late one is seven. Identify the plan and the year before you assume anything transfers, because in Branches it frequently doesn't.

The lot size does the other half of the work. At 6,970 to 10,019 square feet, Branches parcels are roughly a third the size of Northridge's, which run 16,553 to 40,947 square feet. On interior lots the neighboring house is the primary shade source, so those rooms already run darker than the plan drawing suggests and a 5 percent openness shade is usually enough. The lake lots and the wooded lots on the perimeter are a different problem entirely, with an open rear elevation and no canopy between the glass and the low sun. Same subdivision, two exposure answers.

We have served Branches homeowners through the full range of window treatment needs, from inspections and repairs to full replacements. Whatever the system, our Brownsburg crew approaches every project with clear communication and respect for your property.

The Housing Here

Branches housing: thirteen years of one Ryan Homes catalog

Branches went up between 2005 and 2018, all of it from Ryan Homes. Thirteen years from one national production builder gives you a repeating plan catalog rather than one off elevations, which is genuinely helpful right up until you remember that the catalog itself changed across the period. Homes run 2,052 to 3,626 square feet on lots of 6,970 to 10,019 square feet, roughly 0.16 to 0.23 acre, from town listing data current as of 21 July 2024. Those are the smallest lots of any Brownsburg community in this file, smaller than Eagle Crossing's 7,406 to 10,890 square feet and far smaller than Fox Chase's 13,000 to 16,500.

The home count isn't published and Hendricks County has no reachable public parcel GIS to count from, so we don't quote one. Neither is a price band published; the town gives home sizes instead of a range. What Branches does publish through the town's subdivision page is the amenity set, and it's the fullest in Brownsburg relative to lot size. A clubhouse, a community pool, a playground, tennis courts and sand volleyball on parcels a third the size of Northridge's is Brownsburg's density and amenity trade, and Northridge, with lots running to 40,947 square feet, sits at the opposite end of it.

What It Means For Your Windows

Why two Branches houses measure differently

Opening counts in Branches run 16 to 28 across the plan range, a wide band for one builder, and it tracks the 2,052 to 3,626 square foot spread. The smaller plans are rectangular openings with a rear slider and a transom or half round over the entry on the dressier elevations. The larger plans pick up a two story family room wall. Return depth is shallow production framing throughout, consistent within a plan and not across the catalog, because Ryan's specification moved between 2005 and 2018. That's why the mounting depth answer in Branches gets taken per house rather than borrowed from whatever the neighbor ordered.

Settling is the other split. An early Branches house has had sixteen to twenty years to move and belongs squarely in the population where a diagonal check changes the order. A 2017 or 2018 house has had seven and usually measures true. Same street, same builder, different answer. Add the standard 1/16 inch per side factory deduction to a quarter inch of skew in an early house and you get a visible wedge of daylight at one top corner that no amount of installer skill fixes afterward. We take three widths and three heights on every opening in Branches, and we write down what year the house was finished.

Match the plan and the year

Ryan built Branches over thirteen years and changed specification during them. Two houses carrying the same plan name, one finished in 2007 and one in 2017, can show different finished widths at the same nominal opening and different return depths behind the trim. It's the one Brownsburg community where borrowing a neighbor's measurements is actively risky, and it's why we ask what year the house was finished before quoting anything at all.

The interior lots are already shaded

At 6,970 to 10,019 square feet, Branches lots put the neighboring house close enough to become the primary shade source on interior parcels. Those rooms run darker than the plan implies, and 5 percent openness usually holds enough view with enough glare control. The lake lots and wooded perimeter lots get no such help. An open rear elevation with no canopy in front of it wants 3 percent, and one house can genuinely need both.

The rear slider on almost every plan

Ryan put a rear slider on nearly every Branches elevation, and a slider is one of the few openings where a single wide shade beats a pair of narrow ones, because there's no light line down the middle. It's also where a small roller tube deflects. On a wide slider, go up a tube diameter or the fabric bows visibly at the center on a bright afternoon. A center support bracket helps and it interrupts the fabric line.

Half round over the two story entry

The dressier Branches elevations carry a half round or a transom above the front entry, and on a two story foyer that head sits above any reasonable reach line. Leaving it bare is the usual answer and the honest one. Where it does need covering, a fixed shutter sunburst built to a template off the opening is the only product that fills the shape, and it doesn't operate, which is fine because nobody was going to operate it.

What We Specify Here

Product picks that suit the Branches plan catalog

Branches is a family neighborhood with a pool, a playground, tennis courts and sand volleyball, and the houses run 2,052 to 3,626 square feet rather than 6,000, so the product conversation is about durability and child safety more than formal rooms. Cordless lift is the default here. ANSI/WCMA A100.1-2022 is the governing product safety standard, products conform to it and companies never do, and inner cord non compliance is treated as a substantial product hazard under 16 CFR 1120.3. On budget, national ranges put stock shades at $60 to $600 per window and custom at $250 to $2,600. The gap between them is what buys a fit to an out of square 2006 opening.

Cordless faux wood blinds

The workhorse in a Branches house. Faux wood doesn't move through Indiana's muggy season the way real wood does, which matters over a kitchen sink and in the baths, and cordless lift removes the inner cord question in a neighborhood with a community pool and a playground. On the rectangular openings that make up most of a Ryan plan, a 2 inch slat with a wand tilt covers the bulk of the house without a custom shape anywhere in it.

Roller shades at 5 percent openness

For the interior Branches lots, where a neighboring house at 6,970 to 10,019 square feet of spacing is already doing half the shading work. Five percent keeps the yard visible and takes the edge off the afternoon. On the rear slider, go up a roller tube diameter so the fabric doesn't bow at the center, and settle regular versus reverse roll against the slider handle before the order ships rather than at the install.

Room darkening cellular shades

Branches bedrooms are the case for these. A room darkening cell on a cordless lift makes a west bedroom usable for a nap in July, when the Indianapolis average high is 85.2 degrees, and it earns its keep again in January at an average low of 20.9. DOE and ORNL testing credits cellular shades with up to 20 percent heating energy savings against a bare window. Expect an inside mount to leak at the edges regardless: darkening isn't blackout.

Woven wood shades

For the Branches lake lots and wooded perimeter lots, where the view is the reason somebody paid more for the parcel in the first place. A woven wood shade filters low sun without flattening that view the way a solid fabric does, and the texture holds up against a treeline. Add a light filtering liner if the room faces west, and accept that natural material varies between production runs more than any dyed fabric does.

Getting Around

Branches: 56th Street to 700 North, west of Raceway Road

Branches occupies the ground between West 56th Street on the south and County Road 700 North on the north, just west of Raceway Road in northeast Brownsburg. That puts it in the same corner of town as Eagle Crossing and Williamsburg, and closer to Indianapolis than to Brownsburg's rebuilt North Green Street downtown. Interior street names aren't published in any reachable source, so the three bounding roads are what this page can give you honestly. Schools run through Brownsburg Community School Corporation, with Brownsburg High School and East or West Middle School assigned by address. The amenity ground inside the plat carries the clubhouse, the pool, the playground, tennis courts and sand volleyball.

Association Rules

Your board is called Fox Chase, and that isn't a mistake

Branches is governed by the Fox Chase Homeowners Association under a separate set of Branches covenants and restrictions. Fox Chase itself sits on the south side of Brownsburg at Hornaday Road and CR 300N, well away from West 56th Street, so residents here answer to a board named after somewhere they don't live. It confuses new owners and it confuses contractors. The association's public site renders only through JavaScript and the covenant text wasn't retrievable, so no architectural committee process could be confirmed and no window covering rule was found. Request the Branches covenant packet before you order anything that changes the front elevation, and note that it's the Branches document you want rather than the Fox Chase one.

Common Questions

Branches Window Treatment FAQ

Questions we hear most often from Branches homeowners.

Because Ryan Homes built Branches over thirteen years, from 2005 to 2018, and its own specification changed during that run. A 2006 house and a 2017 house can carry the same plan name and still differ in finished opening width and in return depth behind the trim. The 2006 house has also had roughly twice as long to settle. The year tells us whether to expect a true opening or a skewed one, and whether a neighbor's numbers are any use at all. In most Brownsburg subdivisions this question wouldn't matter much. In Branches it does.
It depends which lot you're on, and Branches has both kinds inside one plat. On an interior lot at 6,970 to 10,019 square feet of spacing, the neighboring house is already blocking a lot of low sun, and 5 percent openness gives you view with enough glare control. On a lake lot or a wooded perimeter lot with an open rear elevation, 3 percent is the starting point because nothing else stands between the glass and the sun. We check the actual exposure at the appointment rather than assuming it from the plat.
In a neighborhood with a community pool, a playground, tennis courts and sand volleyball, yes. Cordless lift removes the operating cord entirely. ANSI/WCMA A100.1-2022 is the governing product safety standard, products conform to it and companies never do, and inner cord non compliance is treated as a substantial product hazard under 16 CFR 1120.3. Practically, cordless also ages better across a 16 to 28 opening house: there's no cord lock to wear out and no continuous loop hanging beside the rear slider where the traffic runs.
It is, and it catches most new owners here. The Fox Chase Homeowners Association administers two separate covenant documents, one for Fox Chase on the south side of Brownsburg and one for Branches between West 56th Street and CR 700 North. Same board, two sets of rules. When you request your covenant packet, ask specifically for the Branches covenants and restrictions, because the Fox Chase document governs a different subdivision with different lot sizes. We couldn't retrieve either text, so neither should be summarized from memory.
Usually yes, and one wide shade beats two narrow ones on a slider because there's no light line down the middle of the opening. Two things get specified. On a wide slider, go up a roller tube diameter or the fabric will bow visibly at the center on a bright afternoon; a center support bracket helps and it interrupts the fabric line. And settle roll direction against the slider handle projection, since a regular roll carries fabric off the glass and clears the hardware while a reverse roll can't be used with a fascia.
By opening count, mostly. A small Branches plan runs about 16 openings and a 3,626 square foot one runs closer to 28, so the swing inside one subdivision is significant. National ranges put stock shades at $60 to $600 per window against custom at $250 to $2,600, and no Indianapolis area installed pricing is published anywhere, so a quoted local average is invented. What custom buys in an early Branches house is a fit to an opening that has moved. Indiana requires a written contract over $150 under IC 24-5-11.
